Dania District

Dania District is the second phase of the Midtown community development in Dubai Production City. The project, by Deyaar Development, was completed in early 2020. The residential complex consists of six buildings that form a rectangle. Common areas feature landscaped gardens and recreation facilities.

The facades of the complex were designed using the same style. However, the buildings vary in height. Two buildings, Dania 2 and Dania 3, consist of 18-storey towers that are connected by a common podium with retail shops and leisure areas. The buildings feature prominent architectural accents with beautiful finishes. The other two buildings consist of nine-storey towers that stand separately.

Studios feature seven different floor plans and range in size from 39 sq. m (428 sq. ft) to 68 sq. m (732 sq. ft). One-bedroom apartments range in size from 58 sq. m (626 sq. ft) to 96 sq. m (1,038 sq. ft). Two-bedroom apartments have an average size of 116 sq. m (1,254 sq. ft), and the complex has 10 three-bedroom units with a size of 155 sq. m (1,671 sq. ft).

Studios have a starting price of AED 350,000 (USD 95,287).

Dubai Production City offers many profitable investment opportunities, and the community is growing quickly with the construction of new commercial buildings and residential complexes. Studios in the area have an average rental rate of AED 25,000 (USD 6,800), per year. Due to affordable prices, return on investments can be made quickly. Dania District offers studios with a return on investment rate of 7.4%, and one-bedroom apartments have a return rate of 6.3%. Units are in high demand among professionals working in the area.
