Bluewaters Island is a new neighborhood in Dubai, located on an artificial island of the same name five minutes from Dubai Marina. The joint project by the major developer Meraas Holding and the Van Oord architectural group was presented to the public at the beginning of 2018.

The island is divided into four zones: residential, entertainment, hotel and retail. The central  attraction of the island is the largest Ferris wheel in the world, Ain Dubai (250 meters), as well as the luxury five-star resort Caesars Palace and the shopping area with many stores and restaurants.

The residential sector is a luxury complex, including 10 buildings of medium height.

Real estate in the Bluewaters Island area is available for both purchase and rent. The following types of apartments are for sale:

• 1-bedroom apartments range in size from 963 to 1,155 sq. ft (90-107 sq. m);
• 2-bedroom apartments – from 1,451 to 2,033 sq. ft (135-189 sq. m);
• 3 and 4-bedroom units range from 1,935 to 2,473 sq. ft (180-230 sq. m).

All properties have panoramic windows with a 360 degree view of the Arabian Gulf. The finish of the apartments is designed in a minimalist style with the use of natural marble and precious wood.

Residential property prices vary depending on square footage, floor plans, and amenities.

One-bedroom apartments start from AED 2,195,000 (USD 592,650), two-bedroom apartments from AED 3,198,000 (USD 863,460). Buying a 3-bedroom apartment will cost at least AED 4,745,000 (USD 1,281,150).

The island is secluded and no more than a 40-minute drive from any part of Dubai.

Residents of the island have access to a well-developed infrastructure in the form of various stores, restaurants, and entertainment centers.

Owners have direct access to Cove Beach. Also provided are swimming pools, a fitness center, playgrounds and walking areas.

In addition, real estate in Bluewaters Island has freehold status, which means that foreigner nationals can buy the apartments outright.
