Palm Jebel Ali is the second palm-shaped island in Dubai, located off the coast south of Jebel Ali Free Zone. The island is master-developed by Nakheel, a Dubai Holding company and the government-backed developer behind Palm Jumeirah. The island covers 13.6 square kilometres — roughly twice the size of Palm Jumeirah — but will have far fewer residential units: 1,789 planned across 16 fronds, compared to Palm Jumeirah’s 24,632 units across 92 projects. The lower density is by design.
Nakheel is the master developer and has launched all residential projects to date. In July 2025, Dubai Holding completed its first strategic land sale to a private developer — Select Group, in partnership with Emirates Strategic Investments Company (ESIC), will develop upscale residential and hospitality offerings on the island. Nakheel has built and delivered Palm Jumeirah, Jumeirah Islands, Jumeirah Village Circle, and several other communities across Dubai. The project has the direct endorsement of His Highness Sheikh Mohammed bin Rashid Al Maktoum, who described Palm Jebel Ali as the most sensational project of the decade.
The island launched sales in October 2023 and has recorded 1,632 transactions generating AED 35.1 billion in total sales volume. In 2025, Palm Jebel Ali overtook Palm Jumeirah as Dubai’s top destination for properties priced above AED 20 million — 517 ultra-luxury transactions generating AED 12.4 billion, accounting for 21% of all ultra-luxury deals in the emirate.
All properties on Palm Jebel Ali are freehold.
Palm Jebel Ali is being developed in line with the Dubai 2040 Urban Master Plan. Nakheel will implement smart home technologies across the island, with up to 30% of energy generated from renewable sources.

Palm Central is the only apartment building on the island — 212 units in total. It is part of the final delivery phase (2029+).

Nakheel offers an 80/20 payment structure on Palm Jebel Ali villas and apartments:

This means buyers get exposure to a AED 21M+ villa while the bulk of their capital stays available during the construction period. On Palm Jumeirah, comparable villas are resale-only and require full payment on transfer.
Palm Jebel Ali is under construction. As of October 2025, the island-wide average completion stood at 8.7%, with Frond O furthest along at 21.9%.
Fronds I, J, M and P. These are the earliest fronds to begin construction and currently show the highest completion percentages.
Fronds A, C, D, E, F and O. This phase represents the largest single year of deliveries and includes both Beach and Coral Collection villas.
Fronds B, K, L and N, plus Palm Central Private Residences (the apartment building). The island is expected to be largely complete by 2030.
Core infrastructure — roads, utilities, marine works — is targeted for completion by Q4 2026. Contracts were awarded to DBB Contracting and Khansaheb Civil Engineering in May 2024.
In October 2024, Nakheel awarded more than AED 5 billion in contracts for luxury villa construction across six fronds. Contractors include Ginco General Contracting, Shapoorji Pallonji Mideast, and UNEC, covering 723 villas.
The development is backed by AED 17 billion in strategic financing — AED 11 billion refinanced through Mashreq Bank, Dubai Islamic Bank, and Emirates NBD, plus AED 6 billion in additional funds. Construction is not reliant on speculative presales. Less than half of the 16 fronds have been released so far.

Palm Jebel Ali will feature the UAE’s longest coastline at 110 kilometers, plus 90 kilometers of pristine beaches. It will host recreational zones, water sports facilities, cycling and walking paths, beach clubs, a premium yacht marina, restaurants, shopping centers, and family spaces. The island will also include over 80 resorts and hotels, F&B establishments, eco-resorts, wellness centers, and numerous entertainment venues.
Palm Jebel Ali is located just minutes from the bustling city. Via Sheikh Zayed Road, you can easily reach any point in Dubai.
The island is only 15 minutes drive from Dubai Marina — one of Dubai’s most popular tourist centers. Burj Al Arab and Al Maktoum International Airport are about 40 minutes away by car.
Canadian architectural company co-founder Michael R. Henderson plans to build a sensational 899-foot replica of the Moon atop a 98-foot building on Palm Jebel Ali. The exclusive MOON project, valued at AED 18B (USD 5B), will include a 4,000-room hotel, a 10,000-person arena, and a “lunar colony.”
It will feature a 6-star boutique hotel, Private Member’s Club, spa, nightclub, and “lunar shuttle.” Residential property will be available on MOON: the project includes 500 luxury apartments and 300 Sky Villas.
According to Michael R. Henderson, MOON will become the largest and most successful tourism project in the MENA region. It’s expected to double Dubai’s visitor numbers. MOON will be able to accommodate 10 million guests annually.



Dubai maintains consistent demand for premium beachfront property. This is driven by the influx of wealthy individuals choosing the emirate as their second home. Palm Jebel Ali is expected to become more successful and sought-after among investors than the luxurious Palm Jumeirah. The average price of luxury villas on Palm Jumeirah is AED 6K (USD 1.6K) per sq. ft, which is more than double the average price of similar properties on Palm Jebel Ali at AED 2.5K (USD 680) per sq. ft.
Property values on the island are expected to increase significantly soon. You can profitably resell your property even before project completion. After construction, Palm Jebel Ali will become one of Dubai’s most popular destinations. Early-phase property buyers have already seen returns of up to 100% on their investments.
Palm Jebel Ali’s construction will impact both the tourism sector and job market. Luxury hotels and resorts will create numerous employment opportunities. Thanks to unique attractions, including MOON, the island will see high demand for short-term property rentals.
