The best neighbourhoods for property investments in Dubai

Artificial intelligence (AI) has revealed the best neighbourhoods in Dubai for real estate investments this year. The residential community of Hessyan First Part 1 is predicted to surge by 20% in 2023. The second community in the emirate to experience the largest increase in property prices by the end of 2023 is Al Barsha 1 Part 1, with prices expected to rise by 17.6%. This is followed by Mamzar Part 1 with a 17.1% growth through the year.

A strategic waterfront location, close proximity to green zones or main tourist attractions, are the key factors that drive demand for Dubai real estate, and subsequently push prices up. For instance, the community of Hessyan First Part 1 is situated next to the vibrant area of Palm Jumeirah and offers easy access to the sea.

According to experts, some of the above-mentioned communities are also expected to show significant price growth in the next three years. For example, it is predicted that in the neighborhood of Hessyan First Part 1, the property value will rise by 60.6% by the end of 2025.

As for ultra-luxury real estate in Dubai, experts also expect an increase in prices this year. The economic growth of the emirate contributes to the success of elite property, as it presents itself as a safe option for investors.
