The JVC area in Dubai is a highly sought-after community among buyers and renters. A large number of residents in the emirate move to the outskirts of the city because of the rising rental prices.
At the moment, Jumeirah Village Circle is one of these districts that is benefiting most from this type of migration. The neighbourhood is booming with a growing population and a large selection of residential properties available for a much lower rental cost than in other areas of the emirate.

According to a survey among the population, the district gives a sense of belonging to the community and is targeted towards various categories of people including young couples and families with children.
All the necessary infrastructure facilities are available to the residents of the different residential complexes in JVC and are all within a 5-minute walk. There are many small shops and high quality supermarkets located here.

According to the property search website Propertyfinder.ae, the average rental price for a studio in the community amounts to AED 40,000 (USD 11,000), while a one-bedroom residence can be rented for AED 60,000 (USD 16,000) per year. The rental price for an apartment with three bedrooms in the area is about AED 120,000 (USD 33,000).
The price for real estate in JVC depends on the location, building finish, whether it’s high rise or low rise, and of course the view. The average rental price for townhouses with 3-4 bedrooms in the community ranges from AED 130,000 (USD 35,000) to AED 155,000 (USD 42,000).

One of the main reasons for the district’s popularity is its growing maturity as a suburb. According to experts, JVC has fantastic value for money. In addition, the community is a developing area, which is improving all the time. For example, more food and beverage outlets are opening in parks and green spaces every week.
According to the data from the Dubai Land Department, the JVC area was the second most in-demand destination in Dubai last month. The sales volume in this area amounted to over AED 500M (USD 136M).
