New Dubai Gate 2 is located in the west of Jumeirah Lake Towers (JLT) in Cluster A. It was completed by Bonyan International Investment Group LLC in 2017.
The 140 m (459 ft) tower consists of 36 above-ground floors and four floors with underground parking for residents’ vehicles. There are a total of 442 units in the complex, including studios and apartments with 1-3 bedrooms.
The living area ranges from 36-169 sq. m (385-1600 sq. ft). The layouts include spacious balconies and the living rooms have panoramic windows that offer beautiful views of Lake Almas West and the surrounding area. Apartments start at USD 110,261 (AED 405,000).

Residents who have their own car will have easy access to one of the most important highways in Dubai – Sheikh Zayed Road. And you can also use public transport to move around the city. Metro station DMCC 1 and bus stops are located 7 minutes walk from New Dubai Gate 2.
New Dubai Gate 2 is located near the marina at Dubai Marina.
Dominion Store and Choice Mart are located on the first floor of the adjacent Lakeside Residence building, where you can buy food and basic necessities.
Nearby dining options include Jazz @ PizzaExpress, Succharia Ice Cream and Nara Pan Asian.
There are no schools or kindergartens in Cluster A, but there are many in the neighboring Jumeirah Lake Towers clusters.
A private car is a short drive to Jebel Ali, home to the large Sikh temple Gurunanak Darbar, Jebel Beach and the Ibn Battuta Mall. The latter offers plenty of entertainment for all tastes, including Jump Away, Novo Cinemas and Switch Bowling.
The JLT area is one of the most promising in Dubai from the standpoint of real estate acquisition. In the coming years, apartments there will continue to be in demand among tourists and business people alike who come to the UAE for work.
The average gross yield on investment in residential property in Jumeirah Lake Towers is 6.38%. Studios are very popular in the New Dubai Gate 2 complex. Profitability is around 9.3%.
