Ghaf Woods is a freehold development by Majid Al Futtaim in Dubailand, planned as Dubai’s first forest-living destination. The master plan includes 11 low-rise apartment and duplex clusters set within a planted landscape featuring more trees than residents. Sales launched in June 2024, with construction progressing in phases. The first properties are expected to be delivered in 2027, while later phases are scheduled through 2031.

The neighbourhood follows a pedestrian-friendly design, with parking at ground level and living spaces elevated above it. Forest pathways connect the clusters, while apartments are oriented towards landscaped greenery, creating a quieter environment focused on walking and cycling.

Residents will have access to walking trails, a mountain biking loop, forest-edge pools for adults and children, Dubai’s first forest wellness centre and spa, community farming plots supporting a farm-to-table dining concept, and a gym and pool within each residential cluster.

Retail, cafés, and restaurants will be centred around Distrikt, the community’s mixed-use hub, while Ghaf Woods Mall is planned as the main retail destination. Visitors can explore what the future neighbourhood will look like at the Ghaf Woods Experience Centre, which features a scale model, virtual tours, and interactive displays showcasing the master plan and planned amenities.

Ghaf Woods is developed by Majid Al Futtaim, a company behind major UAE destinations including Tilal Al Ghaf, Mall of the Emirates, and the City Centre malls. The group has more than three decades of experience creating residential and mixed-use destinations across the region. The project represents Majid Al Futtaim’s first apartment-led community in Dubai, expanding its residential portfolio beyond the villa-focused Tilal Al Ghaf.

The first sales launches received strong demand, with the initial release selling out shortly after opening. As construction progresses, planned additions such as Ghaf Woods Mall will introduce leisure options within the community, supporting the area’s long-term growth as part of the wider Dubailand district.
