An artificial island located off the coast of the Arabian Gulf, home to the UAE's first casino resort and a fast-rising collection of beachfront branded residences.
Al Marjan Island is a man-made archipelago of four islands off the coast of Ras Al Khaimah, developed by Marjan. The master-planned destination has evolved from a tourism-focused development into one of the UAE’s most closely watched property markets.
Its growth has been driven by Wynn Al Marjan Island, which will become the UAE’s first integrated resort with a licensed casino when it opens in 2027. The announcement has been followed by branded residential launches from Nobu, JW Marriott, W Hotels, Nikki Beach and Aston Martin.
Al Marjan Island is located on the southern coast of Ras Al Khaimah, extending around 4.5 km into the Arabian Gulf. The island is connected to the mainland by Al Marjan Island Boulevard and sits approximately 35 km from Ras Al Khaimah city centre. Dubai can be reached in around 50 minutes by car, while Ras Al Khaimah International Airport is about 30 minutes away.
The island has direct access to Sheikh Mohammed Bin Salem Road, providing convenient connections to the rest of Ras Al Khaimah and neighbouring emirates. Most residents and visitors travel by car or taxi.
Al Marjan Island has 7.8 km of beaches, a waterfront corniche and water activities along the Arabian Gulf. The island is home to several five-star resorts such as Rixos Bab Al Bahr, DoubleTree by Hilton Resort & Spa Marjan Island, Mövenpick Resort Al Marjan Island and Marjan Island Resort & Spa.
Wynn Al Marjan Island will add a new entertainment destination to the island, featuring luxury accommodation, restaurants, retail spaces, a theatre and entertainment venues. Nearby Al Hamra Village provides additional amenities through Al Hamra Mall, Al Hamra Golf Club and Al Hamra Marina.
Al Marjan Island is a freehold area and at the centre of Ras Al Khaimah’s transformation into a major tourism and investment destination. The biggest catalyst is Wynn Al Marjan Island, a $5.1 billion integrated resort that will introduce the UAE’s first licensed casino, alongside more than 1,500 hotel rooms, restaurants, retail spaces and entertainment venues.
The island has attracted international hospitality and lifestyle brands that are expanding into branded residences, including Nobu, JW Marriott, W Hotels, Nikki Beach and Aston Martin. These projects combine residential ownership with the service standards and reputation of established hotel, dining and luxury brands, creating a new segment of high-end property in Ras Al Khaimah.
Al Marjan Island offers studios, apartments, penthouses, duplexes, hotel apartments, branded residences and selected freehold land plots. Newer developments focus on beachfront homes, branded residences and hospitality-linked properties from international names.

Al Marjan Island does not have schools or major healthcare facilities directly on the island. Residents can access these services in nearby Al Hamra Village and surrounding areas, which are a short drive away.
Wynn Al Marjan Island is scheduled to open in 2027. The resort will have more than 1,500 rooms and suites, 24 restaurants and lounges, a theatre, a nightclub, a beach club, a private beach, multiple pools, a luxury shopping promenade, a spa and an events centre. The project will also include marina facilities and exclusive residences.
