New business and city centre with Grade-A offices, 4,000+ planned apartments and commercial spaces near Al Hamra and Al Marjan Island.
RAK Central is a new business district in Ras Al Khaimah developed by Marjan, the master developer behind Al Marjan Island. The project includes RAK Central Square, a Grade A office complex with five buildings designed for corporate offices.
RAK Central Square will become the new workplace for Marjan, RAKEZ and the Ras Al Khaimah Tourism Development Authority, which are among the key organisations driving development and business activity in the emirate. The wider masterplan covers 8.37 million sq. ft. and is scheduled for completion by 2030, in line with RAK Vision 2030.
RAK Central is located near Al Hamra Village, facing Al Hamra Golf Club and Al Hamra Mall. The area sits within Ras Al Khaimah’s main coastal growth corridor, with Al Marjan Island around 10 minutes away and the Arabian Gulf coastline nearby.
The community is connected to the main roads linking Ras Al Khaimah with the rest of the UAE. Dubai is around 50 minutes away by car, while Ras Al Khaimah International Airport can be reached in approximately 30 minutes.

Pedestrian-friendly design — RAK Central is planned with walkable streets, green boulevards, cycling paths and micromobility options such as e-scooters and e-bikes.
Retail & dining spaces — Ground-level retail areas and shaded dining plazas are planned between office buildings to create active public areas throughout the day.

Cultural Quarter — A dedicated cultural zone is planned with civic buildings and cultural institutions as part of the wider masterplan.
RAK Central is one of the first major business-focused projects in Ras Al Khaimah, introducing a dedicated office district to the emirate. The development of RAK Central Square is expected to bring more corporate activity to the area, creating demand for nearby housing. The plots sold out quickly after the January 2024 launch, and more than 20 developers are now building within the masterplan.
The project is also located within Ras Al Khaimah’s main growth corridor, close to Al Hamra Village and Al Marjan Island. The opening of Wynn Al Marjan Island in 2027, together with continued investment in tourism and hospitality, is expected to strengthen demand across the surrounding coastal area.
Freehold ownership is available, allowing international buyers to purchase property in an emerging business and residential location. Current projects start from around AED 800,000, with handovers planned from 2027 onwards.
RAK Central includes residential and commercial properties. Residential options include apartments within new developments, while the wider masterplan also includes Grade A office buildings, hotels and retail spaces.

RAK Central Square is the Grade A office complex at the heart of RAK Central. Its five buildings are designed by Gensler, the architecture firm behind Shanghai Tower and The View at The Palm, and form the first commercial phase of the masterplan.
Existing schools are available in nearby areas, including Al Hamra Village, which is a short drive away. The masterplan itself includes a planned university campus as part of its future components.
Infrastructure works were completed in 2025, and the remaining parts of RAK Central are being delivered in phases. RAK Central Square is targeted to open in 2027, and the wider masterplan is scheduled for completion by 2030. The residential projects have their own handover timelines:
