September's property spotlight features six new residential projects in Dubai and Abu Dhabi. Several are debuts: Tessera Residences is the first UAE project by Lisbon-based architecture practice Aires Mateus, Ashwood Residences is the first development in Dubai by Skyland Properties, and Manchester City Yas Residences is the world's first residential project created in partnership with Manchester City Football Club.
Binghatti Starfall
Binghatti Starfall is a 19-storey residential and retail tower by Binghatti Developers in Sama Al Jaddaf. The building contains 771 spaces, including 754 residences and 17 ground-floor retail units. The residential collection comprises studios, one-bedroom apartments and two-bedroom Royal Suites.
The project has an astronomy theme, and its main features include an Observatory Deck equipped with telescopes and an Observatory Dome for stargazing. It also has a Meteor Trail, a continuous falling-light installation that runs along the facade and creates the appearance of falling meteors. Tessera Residences is a five-storey building by Al Ghurair Development in the Dubai South Residential District. It is the first UAE project by Lisbon-based architecture practice Aires Mateus.

Each residence has a private entrance foyer that opens into the living and dining areas, which connect to an open-air terrace. Ashwood Residences
Ashwood Residences is the first development in Dubai by Skyland Properties, delivered in partnership with DLM GRID in District 2 of Jumeirah Village Triangle. The tower has a G+4P+17 configuration and contains 151 fully furnished homes, including studios, one-bedroom and 1.5-bedroom apartments, two-bedroom apartments and eight penthouses in the Sterling Collection.
Studios start at 368 sq.ft, while the largest penthouses measure 2,752 sq.ft.
