Bloom is a privately held developer and subsidiary of National Holding, active since around 2007, known for curated communities such as Bloom Living in Abu Dhabi and Bloom Towers in Dubai's Jumeirah Village Circle.

Expo City Dubai is a government-linked master-planned city established in 2022 as an authority, succeeding the Expo 2020 site. It is not a conventional private developer: it operates as a master developer and free-zone city, delivering residential communities such as Expo Valley and Mangrove Residences alongside commercial and civic space.

H&H Development is a Dubai developer founded in 2007, focused on ultra-luxury and hospitality-branded residences. Its projects include the Eden House brand, Four Seasons Private Residences DIFC and Baccarat Hotel & Residences.

BEYOND is a premium development brand launched in 2024 under Omniyat Group, the company behind some of Dubai's best-known luxury addresses. BEYOND's defining project is the Dubai Maritime City waterfront masterplan, spanning roughly eight million square feet, with residential launches including Sensia, Orise, Talea and PASSO on Palm Jumeirah. As an Omniyat brand it draws on the group's track record in design-led, architecturally distinctive residences.

BnW Developments is a UAE developer established in 2024, built on a consultancy predecessor that operated from 2023. It is among the more active private developers on Al Marjan Island in Ras Al Khaimah, with projects including Aqua Arc, Pelagia, Esplora and a Tonino Lamborghini branded residence, alongside its Dubai debut at Orvessa Residences in Al Furjan. The company is led by chairman Ankur Aggarwal. It reports a portfolio gross development value above AED 32 billion, a company figure rather than an audited one.

Modon Properties is a government-linked Abu Dhabi developer established in 2018, now part of Modon Holding, which is listed on the Abu Dhabi Securities Exchange and majority owned by state-linked investors. Its projects are concentrated in Abu Dhabi, including communities on Hudayriyat Island and Al Reem Island. Its focus is Abu Dhabi rather than Dubai.

Eagle Hills is an Abu Dhabi-based private developer founded in 2014 by Mohamed Alabbar, focused on large-scale mixed-use waterfront destinations across emerging markets - including Belgrade Waterfront in Serbia, Maryam Island in Sharjah and projects in Georgia, Jordan and beyond.
