About Mohammed Bin Rashid City
Mohammed Bin Rashid City, or MBR City, is a freehold master community developed by Meydan Group, located minutes from Downtown Dubai. Launched in 2012, the area is divided into several residential districts, each with its own developer and identity. District One focuses on waterfront villas and mansions, Sobha Hartland combines apartment towers with villas, while Meydan includes family communities around the racecourse and golf course.
The masterplan covers more than 54 million sq ft and was designed as one of Dubai’s largest mixed-use developments. Alongside residential districts, MBR City includes retail, hospitality, leisure and recreational destinations, with Meydan serving as a key part of the wider masterplan.
Location & Connectivity
MBR City sits between Downtown Dubai, Business Bay and Meydan, with the Ras Al Khor Wildlife Sanctuary bordering its northern edge.
The area is framed by Al Khail Road (E44) and Ras Al Khor Road, which link it quickly to the coast, the airport and the wider highway network. It is reached mainly by car and has no metro station of its own; the nearest Red Line stops are at Business Bay and Dubai Mall.

More than half of MBR City is dedicated to parks and landscaped green spaces, providing extensive room for walking, cycling and outdoor recreation. District One is built around a 7 km Crystal Lagoon with white-sand beaches, and landscaped trails connect much of the community.
Residents also benefit from schools such as Hartland International School and North London Collegiate School. Sobha Hartland has an expanding mix of shops and restaurants, with Sobha Mall expected to open in 2026. Nearby attractions include Meydan Golf, the Meydan Racecourse and the Meydan One district, home to the upcoming Meydan One Mall. Several clinics, pharmacies and nurseries are located within and around the community.
Ownership and Market Context
MBR City remains one of Dubai’s strongest residential markets due to its central location and steady pipeline of new developments. The community includes both completed neighbourhoods, such as Sobha Hartland and much of District One, and off-plan projects including District One West and Sobha Hartland 2, with handovers continuing through 2028.
The continued release of new phases has helped maintain buyer demand while expanding housing options. Waterfront villas around the Crystal Lagoon remain the area’s premium segment, while apartments in Sobha Hartland continue to attract buyers looking for newer homes close to Downtown Dubai.
