About Jebel Sifah

Jebel Sifah is an Integrated Tourism Complex (ITC) on Oman’s northern coast, located approximately 75 km southeast of Muscat International Airport and around 45 minutes from the city centre by car. It sits between the Al Hajar Mountains and the Gulf of Oman, with nearly 6 km of coastline and over 85% open space by design. The area falls within the Muscat Governorate.

The community is developed by Muriya – a joint venture between Orascom Development Holding and OMRAN Group, the Sultanate’s leading tourism development arm. Muriya also developed Hawana Salalah and describes itself as the largest private tourism and real estate developer in Oman, with over $750 million in total investment across its portfolio.

As an ITC, Jebel Sifah is open to foreign buyers on a freehold basis. All properties are registered through the Amlak system, and any purchase qualifies the buyer and their immediate family for residency in Oman for as long as the property is owned.

What Jebel Sifah Includes

Jebel Sifah is built around a central marina town, which serves as the resort’s social hub. The marina operates 84 wet berths and 115 dry berths, with a fuel berth, metered electricity and water, floating pontoons, and round-the-clock security. It accommodates boats, yachts, and superyachts.

The golf course is a nine-hole, par-36 layout designed by Harradine Golf, with views of the sea and mountains. On-site amenities also include the Sifawy Boutique Hotel – a 68-room property with restaurants, a pool, spa, and fitness centre – along with a beach club, SPAR supermarket, clinic, tennis, padel, basketball, and 5-a-side courts. Water sports are operated by Extra Divers Sifah.

The community is self-contained for everyday needs, with property management services provided through Wajd. UNESCO-protected white sandy beaches are accessible directly from the resort. Owners who want to generate rental income when not in residence can list properties through Wajd’s rental programme.

Investment note: Jebel Sifah’s active rental programme and resort infrastructure support short-term rental demand, particularly from Muscat residents using it as a weekend destination and from international visitors.

For long-term residency, Oman’s Golden Visa requires a minimum investment of approximately OMR 200,000 (~USD 520,000 / ~AED 1.9M) in an ITC property.

What Is Available

Jebel Sifah offers studios, apartments, farmhouses, and villas – all developed by Muriya and available on a freehold basis. Current projects available through Metropolitan Premium Properties include:

The Beachfront – a waterfront development of 118 units including studios, apartments, townhouses, and villas, with built-up areas from 409 sqft and sea views from private gardens. Prices from AED 525,000.

Solaris Residences – studios and one- to two-bedroom apartments in Jebel Sifah, starting from AED 630,000.

Olive Farms – a boutique farmhouse community of 46 customisable units in the Raya sub-district, with built-up areas of 75-120 sqm on plots of 260-350 sqm and private gardens of 177-230 sqm. Prices from AED 716,000.

Raya – a premium villa community in Jebel Sifah combining natural surroundings with resort-level amenities. Pricing available on request.

Jebel Sifah sits at the more accessible end of Oman’s ITC market in terms of entry price, with lower price points than comparable communities in central Muscat such as Al Mouj. The trade-off is distance from city infrastructure, which the resort’s self-contained amenities partially offset.

Access and Distances

Jebel Sifah is situated on Oman’s northern coast, approximately 75 km from Muscat International Airport and around a 45-minute drive from central Muscat. The route passes through the Al Hajar Mountains along a coastal road before turning off into the resort.

Access is primarily by car. Water taxi connections also operate between Jebel Sifah, Al Mouj Marina, and Marina Bandar Rowdha, offering an alternative route into the city. For schools, hospitals, and larger commercial centres, the nearest options are in Muscat, typically 45-60 minutes away.
