The Oasis is a freehold community by Emaar Properties in Dubailand, planned around swimmable lagoons, canals, lakes, and landscaped parks. The master plan includes only villas and mansions, making it one of Dubai’s largest residential communities without apartment buildings.
The development spans more than 100 million sq. ft. (9.4 million sq. m) and will include over 7,000 homes. Around 25% of the land is dedicated to water features and green spaces, while the remaining neighbourhoods are planned with large residential plots and generous spacing between homes.
The Oasis is located in Dubailand along Sheikh Zayed Bin Hamdan Al Nahyan Street (D54), providing direct access to several of Dubai’s major road networks. A planned extension of Al Khail Road (E44) is expected to further improve connectivity, offering an additional route towards Downtown Dubai and other key destinations across the city.
Despite its peaceful setting, residents remain within easy reach of business districts, entertainment venues, schools, healthcare facilities, and Dubai’s international airports.
Approximately 25% of the development is allocated to open spaces, with lagoons and outdoor areas incorporated between the residential districts. Walking and cycling tracks will connect these spaces, creating routes for outdoor activities across the community.
A dedicated retail destination covering around 1.5 million sq. ft. is planned within The Oasis, with dining and shopping venues forming part of the future offering. The project will also include a clubhouse alongside dedicated spaces for sports and wellness activities.
Later phases will introduce additional services, including schools and mosques. Until these are completed, nearby Dubailand communities provide access to everyday amenities. Four international golf courses are located within a short drive.
The Oasis was launched in June 2023 as one of Emaar’s largest residential master-planned communities. In February 2024, the developer announced a significant expansion that increased the project’s estimated value to around AED 73 billion. The development is being delivered in multiple residential districts, each released as a separate collection with its own architectural identity.
Palmiera Collective introduced a limited collection of 38 waterfront four-bedroom villas, while Palace Villas – Ostra added a new ultra-luxury villa neighbourhood overlooking the lagoons. Address Villas – Tierra also marked the arrival of the community’s first branded residences under the Address Hotels + Resorts brand.
The Oasis is a freehold community, open to buyers of all nationalities with full property ownership. Every current release is priced above the AED 2 million threshold for the 10-year UAE Golden Visa.
The community is developed by Emaar Properties, the team behind landmark projects such as Downtown Dubai, Dubai Marina, and Dubai Hills Estate. Since 2002, Emaar has delivered more than 117,000 residential units and continues to operate across international markets including Egypt, Saudi Arabia, and Turkey.
Infrastructure improvements are expected to support future growth in the area. The planned extension of Al Khail Road (E44) will create an additional connection towards central Dubai, complementing the existing access provided by Sheikh Zayed Bin Hamdan Al Nahyan Street (D54).
