Fortune Tower

Fortune Tower is a mixed-use business complex that is part of the Jumeirah Lake Towers community. The project was developed by Fortune Properties. Construction of the building began in 2005 and was completed in 2008.

Fortune Tower is located on the north side of JLT, in Cluster C. Other buildings in this cluster also include the Goldcrest Executive and the Al Shera Tower apartment complex.

The complex has 35 floors and 4 floors of underground parking. On the first floor of the building there are commercial premises and a cafe.

The concept behind the project is a modern semicircular building with many functional rooms, panoramic glazing and facades made of high-tech materials that provide safety and comfort for workers.

Fortune Tower offers commercial and office space for purchase and rent. There are a total of 205 offices in the complex, as well as 15 active retail spaces. The total space is 38,090 sq. m (410,000 sq. ft).

The offices each have furniture and an equipped kitchen, built-in closets, air conditioning and alarm system, modern high quality finishes, a pantry, and lighting.

For employees there is round-the-clock security and video surveillance, a fitness club and gym, a recreation area, high-speed elevators, underground parking, internet access, digital and cable TV, and customer service.

From the offices there are views of the sights of the area.

Office areas start from 74.3 sq. m (800 sq. ft). Furnished office space starts from AED 500,000 (USD 136,131).

The return on investment for office space is 4.79%.

Rents for furnished offices range from AED 45,000 to 65,000 (USD 12,252- 17,697) per year. Net income will be AED 41,156 (USD 11,205). Annual maintenance of the complex starts at AED 11,594 (USD 3,157). A rental property tax of 5% is AED 2,250 (USD 613).
