Sidra is a residential complex located in Dubai Hills Estate, in Mohammed bin Rashid City. The complex offers premium class villas for sale, a well-developed infrastructure and top-class amenities. The project is owned by leading Dubai’s developer Emaar Properties. Sidra comes as the final residential complex that completes master plan of the development. Upon completion, Sidra will host a total of 475 villas with 3-5 bedrooms ranging from 3102 sq. ft to 4283 sq. ft.
Sidra is being built in several stages. The first phase Sidra I was handed over in May, 2019. 422 villas of the next phase Sidra II was delivered further down the line. For better understanding how profitable it is to invest in Sidra villas, we calculate the profitability of the investment for one of the villas. Let’s take a 3-bedroom villa with 3102 sq. ft. of built-up area as an example. Its market price is AED 3 270 000. Apart from the property price an investor should pay 2% fee to Dubai Land Department and registration charge of AED 4000. If a homeowner hires a broker to find tenants than broker’s commission should be taken into account too.
Annual maintenance cost of suchlike properties by Emaar range from AED 2.50 to AED 3.50 per sq. ft, or about AED 9300 annualy.
Based on the above, the cost of investing in the villa will be as follows:
3,270,000 + 65,400 + 4000 + 9300 = 3,348,700
Annual rental payments for the villa would be AED 160 000. Using the abovementioned data as the base, we have: ROI = (160,000/3,348,700)*100% = 4.8%
Speaking about ROI of villas, 4.8% is high enough.
