    Marina 101 Tower is a 101-storey tall multi-purpose building designed by Sheffield Real Estate. The 427-meter high project consists of 1-, 2- and 3-bedroom apartments with a 5-star hotel located on the first 33 floors and operated by Hard Rock. Marina 101 skyscraper is the second-tallest building in UAE after Burj Khalifa and the 12th tallest one in Asia.

    About Marina 101 Tower

    Marina 101 Tower is the flagship brand of Sheffield Holdings Limited which invested over AED 1 billion in the project. The project is essentially a 101-storey mixed-type building with an internal floor space of over 1,600,000 sq. ft. and consists of apartments and penthouses.

    According to the project, there are 324 guest rooms on the first 33 floors. In the middle part of the tower, there are 480 serviced apartments with 1 to 2 bedrooms while the upper part has 60 apartments with 3 bedrooms and 6 penthouses. It is worth noting that despite the high height of the building only those who reside on the 94th floor and above can enjoy the panoramic view of the city. Also, the 101st floor will feature a club lounge and a restaurant which can be accessed by the outer glass elevator.

    The project facilities include:

    • Security service and 24/7 reception desk;
    • Concierge Desk;
    • Furnished apartments with built-in household appliances;
    • Japanese air conditioning systems;
    • Spanish marble in the entrance hall;
    • Cherry-blossom floorboard in the bedroom;
    • German bathroom fixtures;
    • Walk-in wardrobe;
    • 29 Mitsubishi elevators all over the building;
    • 6 levels of underground parking and 5 levels of surface parking;
    • 6 floors with bars, 5-star restaurants, conference halls, business centers, boutiques, and a barbecue area;
    • Access to health and fitness centers; A gym and workout facility, SPA, swimming pools, sauna with a steam room, Jacuzzi, squash yard, and beauty salons;
    • Pets are allowed in the building;
    • Playground with a nursery;
    • Surveillance cameras.

    All the sections are connected to a central air conditioning and heating system as well as to gas mains.

    Project Price: in AED and USD

    The real estate price starts from AED 1,090,000 or USD 297 000.

    • 1-bedroom apartments have a floor space of 1155.84 sq. ft. to 1250.88 sq. ft.; there is one bathroom and a fully-equipped half open kitchen in the apartment.
    • 2-bedroom apartments have a floor space of 1459.9 sq. ft. to 1750 sq. ft.; there are 3 bathrooms and a confined kitchen equipped with high quality home appliances and built-in cabinets in the apartments. The majority of these units are fully furnished.
    • The hotel accommodations are fully furnished and equipped with the same facilities as the other living units. The bedrooms have built-in cabinets, 2 bathrooms and have a floor space of about 1928.9 sq. ft.

    How to Invest in the Real Estate Units

    At the moment, the construction works are suspended. According to DLD, the project is 97.13% complete.

    To date, the developer has already sold some apartments in Marina 101 Tower, and the investors are currently waiting for the tower to be put into service.

    Location and Infrastructure

    The skyscraper is located on the coast of the Persian Gulf, in the prestigious district Dubai Marina. It is connected to the Sheikh Zayed Road and Al Sufouh Road motorways. Most of the apartments have a view of the gulf and of artificial island Palm Jumeirah. The distance to the beach is 500 feet.

    The nearest shopping malls are:

    • Dubai Marina Mall – 10-minute ride;
    • Mall of the Emirates – 10 to 15-minute ride;
    • Ibn Battuta Mall – 20-minute ride;
    • Dubai Mall – 25-minute ride.

    Vicinity to public transport:

    • Tram and bus stops are just a 5-minute walk away;
    • Ferry ship Marina Terrace Station – 15-minute walk (0.7 mile);
    • Tube station Damac Properties and Nakheel – 20-minute walk (0.78 mile).

    Dubai International Airport is only 20 to 25-minute ride away while the new Al Maktoum Airport is a 30-minute ride away from the tower.

    Vicinity to Places of Interest

    • The Marina Walk promenade area is a 10-minute walk away;
    • To get to Internet City, Media City, and Knowledge Village, it only takes a 5-minute ride.
    • The Palm Island and Tecom area are a 10-minute ride away;
    • It takes 15 minutes to get to the center of Dubai via a toll road (E11), or 25 minutes to get there via Al Khail Rd (E44);
    • The Burj Khalifa viewing point, Jebel Ali Free Zone, Deira Clocktower and the Jumeira mosque are 20 to 25-minute ride away from the Marina 101 Tower.
