Al Furjan is a new high-end, mixed-use district in Dubai with a total area of 2.16 sq. mi. The district is rapidly growing and is populated. The first phase of the project was completed in 2014 when 800 villas and 335 apartments were put into service. In 2018, another 4000 residences has been completed, and there are more to come. Al Furjan is situated next to Jebel Ali Village and Discovery Gardens, close to the busy highway Sheikh Mohammed Bin Zayed Road.
Although the name of the project is translated as “new and quiet village with peaceful habitants” from Arabic, the district is a busy, modern and large suburb featuring large-scale housing development, full-fledged social and transport infrastructure, hotels, outlets, restaurants and all that is needed for a comfortable life. As much as one quarter of the territory is occupied by parks and pedestrian lanes. The area is removed from the bustle of the central part of the city while keeping an easy access to main places of interest and commercial areas of Dubai. It takes no more than half an hour to get there.
All of the above makes Al Furjan a safe and comfortable environment ideal for families with children. Here one can find pools, gyms, fitness centers, green areas, a school and a medical center.
Al Furjan offers full-ownership real estate properties of all kinds: villas, townhouses, apartments and studios in apartment blocks. The establisher and master developer of this district is a world-renowned development company Nakheel. Later on, other large-scales developers form UAE joined: Azizi and Ghreiwati Property Development.
Al Furjan is located in so-called New Dubai and is adjacent to another newly created area of the emirate, Discovery Gardens, as well as to Jebel Ali Village. Green Community Village is just over the road from it.
Al Furjan is situated at a certain distance from the city noise; however, due to its proximity to busy highways Sheikh Zayed Road, Sheikh Mohammed Bin Zayed Road and Al Yalayis Road, it offers an easy access to both business part of the emirate and all the well-known places of Dubai. Energy Metro Station 2 and Ibn Battuta station are 11-minute drive away from Al Furjan while Danube station is a 13-minute drive away.
There are two large commercial and social centers in the district, Al Furjan Pavilion and Al Furjan West Pavilion. The habitants can use pools for adults and kids, sports grounds, gym and fitness-studios as well as restaurants, cafes, numerous shops, and a club.
A 40-kilometer-long bicycle path, which connects Discovery Gardens with Garden View Villas, passes through Al Furjan.
As for social amenities, in September 2018 Al Furjan became a home for the first UAE school which is based on the UK’s National curriculum as its education program. The education process is based on environmentally sustainable principles. For kids aged 18 months to 4 years, there is Jebel Ali Village Nursery situated to the south of Al Furjan. The educational institution's curriculum is based on a children’s early development program Early Years Foundation Stage (EYFS).
Also, Al Furjan has a medical center Medicentres Al Furjan Pavillion which is open 7 days a week. Furthermore, the habitants can apply for specialized medical care in oncology center Advanced Care Oncology Center which was established in Al Furjan in 2017.
There is Al Furjan West Mosque near the Al Furjan West Pavilion shopping center, and yet another one, Al Furjan Mosque, which is under construction currently. The nearest Orthodox Church St. Gregorios, which is situated in the neighbouring district, is just an 8-minute ride away from Al Furjan.
One can buy freehold properties of any kind in the district: the developers offers villas and townhouses, as well as studios of different sizes and price categories. Some residences are ready for use while others are under construction currently.
Studios of 376 sqft start from AED 275 000 or USD 74 800. The ROI for these units can be as high as 7.6%. One-bedroom apartments of 538 sqft start from AED 530 000 or USD 144 200. The ROI for 1BR units is 7.1%.
The lowest price for three-bedroom villas of 2260 sqft is AED 1 685 000 or 458 600. ROI in Al Furjan is about 5.9%.
Al Furjan is just a 15-minute ride away from the exhibition site of Expo 2020, which has been postponed to the period of between October 2021 and March 2022 due to the pandemy. It is expected that the real estate in this district will become more trending during the global event, so will the rental pices.
Nakheel, the master developer of the district, offers 4-bedroom villas of 5444 sqft and 3-bedroom townhouses of 3238 sqft which are situated near to Expo 2020 site. All the houses have open terraces, private parking for two cars, a driver room, built-in cabinets and first-class household appliances.
The villas and townhouses feature high-quality architecture and unique design: multilayer roofs made of tiles, decorative white panels and arched constructions.
There are a restaurant, 25-meter-long pool for adults, a kids pool, a sports ground, a gym, and green recreation areas. The buildings are completed and ready for use.
The developer has 19 mid- and high-rise residential buildings with studios and 1, 2 and 3-bedroom apartments for sale.
The apartments have balconies while there are various utilities and amenities, including 24/7 concierge service, pools and saunas, gyms, and a parking lot.
Most of the buildings, including luxury Azizi Yasamine, Azizi Orchid, Azizi Candace Acacia, Azizi Samia, Azizi Daisy and Azizi Farishta, have already been put into service.
Murano Residences is a ready-to-use, luxury residential complex consisting of 17-storey towers. The distinctive feature of the building is its elegant glass facades resembling masterpieces of Venetian masters of vitreous art. The complex offers apartments with 1, 2 and 3 bedrooms for sale and for rent. The residential units have balconies, spacious living-rooms, open kitchens with a bar. The modern-design apartments have high ceilings. Large windows allows for a spectacular view on Dubai. The habitants can use a swimming pool, covered and open children’s playgrounds, and a private banquet hall.
